Rules for Rental and Occupancy
1. Fire Service Fund Rest and Rehabilitation Houses
The Fire Service Fund provides four fully furnished Rest and Rehabilitation houses located at Black Point, Middleton, Moonta Bay, and Normanville. These are available to members and their immediate families.
2. Bookings
Bookings must be made through the Member Portal on the FSF website. Bookings are allowed up to 12 months in advance.
3. Occupant Numbers
Maximum occupancy is outlined in Table 1 below. No additional people are allowed beyond the stated capacity—indoors or outdoors.
4. Restrictions
- No smoking inside the properties.
- No pets allowed.
- No tents, camper trailers, pop-tops, or caravans permitted on-site.
5. Booking Periods and Rates
Booking periods fall under:
- Peak Periods
- Off-Peak (Monday–Thursday)
- Off-Peak (Friday–Sunday)
The Committee of Management may modify these periods as required.
5.1 Peak Periods
Includes Easter, school holidays (including Christmas and New Year), and long weekends. Minimum stay: 1 night. Maximum: 7 nights. A ballot system applies for the Summer School Holiday period (see Appendix A).
5.2 Off-Peak Periods
Applies to all other dates. No maximum stay limit.
5.3 Rates

6. Payment
6.1 Booking Payment
Full payment is required upon booking confirmation.
6.2 Bond Payment
A $250 bond is due 7 days before occupancy. Keys or codes are only issued upon payment.
6.3 Cancellations
Full refund available with at least 2 weeks’ notice. Late cancellations may incur a $100 penalty.
7. Timings
- Check-in: After 2:00 PM
- Check-out: By 12:00 Noon
These times allow for inspections and cleaning.
8. What to Bring
Please bring your own bedding (pillows, sheets, blankets), towels, tea towels, and personal items.
9. Inspection Report
Must be completed on arrival and before departure. Access it from your confirmation email or Member Portal.
10. During Your Stay
10.1 Daily Requirements
Keep the property clean and respect furnishings and equipment.
10.2 Departure and Daily Tasks
- Clean up spills immediately.
- Remove all food from fridge, cupboards, and stove.
- Dispose of garbage in outdoor bins.
- Clean BBQ and grease tray.
- Replace BBQ gas if empty (receipt will be reimbursed).
- Clean fish waste areas and dispose of sealed waste properly.
- Remove sanitary items and nappies—do not use on-site bins.
- Keep yards tidy and water gardens if allowed.
- Vacuum, sweep, and mop floors and wet areas before leaving.
Reminder: The condition you leave the house in is how the next member will find it.
10.3 Other Considerations
- Noise: Respect your neighbours’ peace and privacy.
- Parking: Only use your booked property’s grounds.
- Damage: Report damage immediately to the FSF Manager (8204 3851 / 0422 413 932).
- Emergencies: Contact the FSF Manager at the numbers above.
- Access: A Committee Member may access the house for urgent matters and will leave a note if entry was while vacant.
11. Reimbursement of Bond Payment
The bond will be refunded after inspection or the incoming member’s report—typically within 2 to 7 days. Accidental or normal wear does not affect the refund.
12. Breach of Rules
Any costs caused by breaches will be deducted from the bond. Severe breaches may result in temporary or permanent bans at the Board’s discretion.
